Adrian did a fantastic full renovation of our en-suite. It was a tricky job with a previous sunken bath, tiles stuck on over old tiles and all sorts of horrors to be discovered when the bathroom was ripped out. Six kinds of project, one order of work
Property around Harrogate runs from Victorian villas and stone cottages through to modern estates, and no two bathrooms within them are laid out alike. What remains constant is the preparation that goes on underneath.
Complete bathrooms
The room taken back to its substrate and rebuilt outward — services, sealing, surfaces and sanitaryware.
Shower rooms
Ordinarily replacing a bath that has gone unused. Tray, enclosure, tanking and tiling inside a week.
Wet rooms
The floor sealed and graded to an outlet, with no tray edge and no threshold anywhere in the room.
En-suites
Confined rooms decided by their arrangement. Door swings and service runs settled before anything is ordered.
Tiling & panelling
Porcelain, metro, herringbone and figured floors — or panelling where fewer days and less dust matter more.
Individual fittings
A shower beyond repair, a bath looking its age, a basin weeping at the trap. Exchanged, the room left as it is.

What fails is almost always what nobody can see
When a bathroom begins to go wrong two winters later, the sanitaryware is rarely responsible. Moisture has found a route past the tiling into a wall that was never sealed, or a floor with too much movement in it has opened every joint. None of that is apparent on the day the work finishes, which is precisely why an inexpensive estimate can afford to omit it.
- Boarding and tanking applied first across every surface that will meet water
- Floors stiffened and levelled, leaving the covering nothing to work against
- Centres established before tiling, so the difficult cuts finish out of view
- Falls confirmed toward the outlet on trays, formers and sealed floors

Four stages, and nothing unpleasant between them
Older property in this part of Yorkshire keeps its secrets — soft boarding beneath a bath, tile fixed straight onto bare plaster, pipework following a route only its installer ever understood. Whatever emerges, you receive a telephone call before we continue, with the cost attached to it.
A visit
Measurements taken, boxing opened where necessary, the floor tested underfoot. No room is priced from photographs alone.
A written figure
Materials itemised apart from labour, with the duration stated. Where a genuine choice exists, both routes are costed.
Installation
Strip-out, boarding, tanking and first fix, followed by tiling, sanitaryware, glass and floor. The same crew each morning.
Handover
Everything run and observed for weeps, sealed, the room cleaned through, and each fitting demonstrated before we leave.

Not every project calls for the walls to be touched. Here the tiling remained and everything standing on the floor was exchanged — bath, panel, vanity and WC unit.

What sort of figure should we have in mind?
Wider spread than people tend to assume, and the sanitaryware is seldom the largest element. A modest shower room and a principal bathroom finished in full-height porcelain occupy quite different territory. The estimate separates labour from materials so it is plain which decisions carry the cost.
How long is the room unavailable?
Allow the greater part of a week for a complete installation; shower rooms and direct replacements are shorter. If the property has only one bathroom we arrange the sequence to return the WC to use early, and we will be candid about which days are the inconvenient ones.
Who selects the fittings?
Entirely as you prefer. A good number of clients arrive having chosen everything already. Others set a budget and a broad direction and ask us to return with a shortlist. Neither creates any difficulty at our end.
Where does the old bathroom go?
Out with us. Sanitaryware, tiling, floor covering and debris all leave the property, and the room is swept and wiped before it is handed back.
Can a bath be taken out in favour of a shower?
Yes, and it remains the most frequent enquiry we receive. The bath is removed, services are repositioned, the walls are boarded and tanked, and the tray, enclosure and tiling follow. In a room of ordinary proportions it is a matter of days.
How does a wet room differ from a shower room?
The tray. A shower room has one, enclosed by glass. A wet room does not — the floor itself is sealed and graded toward an outlet, leaving nothing to step over. Wet rooms demand more preparation but they are unrivalled where mobility is a consideration.
Are tiling and electrical work part of the price?
They are. Walls, floors, panelling, and the electrical elements as well — recessed lighting, extraction and shaver points. One crew undertakes all of it, so no element of the work waits on another party’s calendar.
Ours is a period property with uneven walls. Is that awkward?
It is entirely usual. A great deal of the housing around Harrogate and the surrounding villages predates any notion of a true right angle, and much of it has stone or lath behind the plaster. It governs how we set out and where we pack, not whether the work can proceed.
Is there a charge for the estimate?
There is not. Someone attends, examines the room properly, and a written figure follows. Nothing further happens unless you make contact again — we do not telephone people repeatedly.
